Accessibility Statement

Introduction

Xenith Property Group Ltd (company no. 15898297), c/o Rapinet & Co, 21a Sandygate Road, Sheffield S10 5NG, wants its website to be usable by as many people as possible, including disabled people. This statement covers this website and the tenant and staff areas that sit behind it.

1. Our aim

We aim to meet the Web Content Accessibility Guidelines (WCAG) 2.2, level AA. This is a target, not a claim. We also have duties under the Equality Act 2010 to make reasonable adjustments so that disabled people are not put at a substantial disadvantage when using our services.

2. Compliance status

We have not yet had this website independently audited, and we have not completed a full manual test against WCAG 2.2 AA. We therefore cannot say that it meets that standard. Some accessibility checks are built into how the site was made (see section 3), but that is not the same as a full assessment.

3. What we have done and what we have not

  • We build pages with headings, labelled form fields and text alternatives for images, and we design for mobile and tablet screens.
  • We have not yet carried out documented testing with screen readers, screen magnifiers, voice control or keyboard-only use across every page, so we cannot promise those work everywhere.
  • We have not yet formally checked every colour combination for contrast, or every page at 200% text size.
  • We do not yet have a documented review schedule. We will add one once a first assessment has been done.

4. Known limitations

Some content is likely to be less accessible than we would like:

  • Documents such as tenancy guides, certificates and inventories may be PDFs that do not work well with screen readers. We can provide another format on request.
  • Property photographs, floor plans and maps may lack full text descriptions. The map on a property page is provided by OpenStreetMap, and we do not control its accessibility.
  • Payment pages are provided by Stripe, and Google sign-in pages by Google. We do not control their accessibility.
  • The staff area (admin screens, signature pad and photo upload) has had less accessibility attention than the public pages. If you need to sign a visit record and cannot use the on-screen signature box, tell us and we will agree another way to record your agreement or your reasons for declining.
  • Other problems we have not yet found.

5. Alternative formats and help

You can ask us for information in another format, such as large print, easy read, audio or a different file type. You can also ask for help completing an application, a repair report or a visit sign-off, or for a different way to contact us. Please contact us:

We will aim to respond within 5 working days. If we cannot supply the format you need, we will tell you and explain what we can do instead.

6. Physical access

Our registered office is a third-party address and is not a place we use for meeting the public. Viewings and visits take place at the property concerned. Please tell us about any access needs when a visit is arranged and we will try to make reasonable adjustments. We can only tell you about step-free access where the landlord has given us that information.

7. Reporting problems

If you find a barrier, please tell us using the contact details in section 5. It helps if you include the page address, what went wrong, the device and any assistive technology you use, and how to reach you. We will look into it and keep you informed.

8. Complaints and enforcement

If you are unhappy with our response, please use our Complaints Procedure.

We are a private company, so the public-sector website accessibility regulations and their monitoring body do not apply to us. Our duties arise mainly under the Equality Act 2010. The Equality Advisory and Support Service (EASS) offers free, independent advice on discrimination and equality issues: equalityadvisoryservice.com. EASS is an advice service and does not itself enforce this statement. A disabled person who believes they have been discriminated against can also seek legal advice about a claim in the county court.

9. This statement

This statement was prepared on 30 September 2026 from a review of how the site is built, not from an accessibility audit. We will update it after we complete a proper assessment and whenever the site changes significantly.
