Important information about these risk assessments

Purpose: these risk assessments are information for tenants and applicants, so you can see the hazards we have identified at a property and what we plan to do about them.
Basis: they were prepared by Xenith Property Group Ltd from a desktop review of our property records and photographs. Nobody has yet inspected these homes for the purpose of these assessments unless an assessment says so.
What is in place: where an assessment describes controls, checks or advice, that is our standard practice or our plan. It is not a statement that a check has been carried out at this property, and no check should be assumed unless a date and result are shown. Certificate dates (gas safety, electrical installation condition report, fire risk assessment, water risk assessment) are not shown because we have not yet recorded them here; ask us for a copy before you move in.
They must be checked against actual conditions at the property. Conditions change, and a record or photograph may not show everything.
They are not a fire risk assessment, gas safety record, electrical installation condition report, legionella risk assessment or any other inspection by a competent person, and do not replace any of them where the law requires one. The summaries of the law are general and are not legal advice.
Please use the home sensibly, follow the safety advice you are given and keep alarms working.
If you see a hazard or something has broken, please report it at /report-repair as soon as you can. In an emergency, call the emergency services. If you smell gas, call the National Gas Emergency line on 0800 111 999.
Your rights are not affected.
